As a business coach I speak to real estate investors, entrepreneurs and small business owners all the time. Whenever I ask them about their online presence they either don’t have one or tell me something like, “I have a Facebook Business Page — is that what you mean?”   Although that is something you should have it’s not the first thing you should have when you want to establish an online presence that actually generates motivated seller and even cash buyer leads.

Dominating your local market starts with dominating your local search results online.  The first thing you MUST HAVE is a real estate investor website that is great at ranking and generating leads organically from the internet.  This is the real estate investor website platform that I use to do just that.

Keyword stuffing is when you use a keyword a bunch of times on the page to try and trick Google into thinking that the page is all about that specific keyword. This is not a good practice because it doesn’t have a natural feel when the visitor is reading and that is what Google is really looking for.

Here are the top keywords that I am ranking for in my local market. Notice how after each keyword I include the area in which I want to target rank for.  I recommend creating a piece of content or a new city specific page for each town, city or county in your local market.

The front end of the inbound marketing methodology I use to generate massive amounts of online real estate estate leads and one that I’ve perfected all starts with…

The “Plant” phase.  

You need to attract visitors and, of course, traffic to your website, but how do you do that? It all begins with having a website with the right SEO, Search Engine Optimization, that can help your optimize your webpages by taking you by the hand and showing you exactly what you need to change or add to your website to give the better chance of ranking your site well in search engines like Google, Yahoo, and Bing.   You’re probably saying “WOW Dave”  that is a mouth full.  It is a mouth full but it can be very simple once you understand a few your audience and what they are actually searching for online.   The system I use for this “Plant” phase does all this for you.  It was built with SEO in mind from the ground up, and it helps you deliver exactly what Google is looking for when it decides what ranks where in the search rankings.

Next comes the “Nurture” phase.

This is the inbound marketing strategy for real estate investors is what I call the “Nurture” phase.  So you’ve attracted the traffic to your real estate investor website by using our search Engine optimization strategies, training, other sources of leads like direct mail, craigslist, etc….now what?   Well now it’s time to really build that relationship with your prospect and bring them aboard as a customer. It could be a cash buyer.  It could be a motivated seller looking to sell their house, but it could be a private lender or heck a rent to own tenant it really doesn’t matter as long as you you have a system that can help you convert and nourish your leads.   Having a lead capture or squeeze page system built into your website and blog is essential.    Here is a screenshot how my real estate investor website is set up.   See how I have call to action and and lead capture form front and center?  This is the first thing my prospect sees when they visit my website and this is EXACTLY the you should have it setup on your real estate investor website too!

Once a cash buyer or motivated seller or private lender or tenant opts in to one of those lead pages, it’s time to build a relationship with them and help them become evangelists for your company.   The key thing you need in order for that to happen is a flexible social media integration that lets your website visitors share your site with their friends or sphere.  Social media is a huge part of getting found on the search engines so you need to have social buttons and share links on your website.  Google and the other search engines put a lot of weight in this and based on their algorithms it can play a very important roll in getting found and generating leads online.

So what should you do and what should happen after a lead submits their information?

You must have some sort of email auto responder that goes out to opt ins immediately after they opt in. Why?  Because it starts the conversation, it gets them to raise their hand.  Last, if you really want to take it to the next level with this “Nurture” phase, plug in an email auto responder sequence.  You can set up a sequence by using a email marketing service like MailChimp, iContact, AWeber, Constant Contact, Infusionsoft, ZOHO, Get Response,  and a whole host of others.

Next comes the “Grow and Harvest” phase.

How to use bandit signs for real estate investing

If you’re a real estate investor then your business will only survive by locating undervalued or distressed properties in your local area. Bandit signs can bring these buyer and seller leads to your office.

Bandit signs are those small signs you see while driving, they are usually seen on telephone poles and at major intersections. Bandit signs have been predominately used by real estate investing companies and they are very similar to those used by Realtors when advertising homes for sale. These bandit signs are very affordable, they come in various sizes and they are a great way to attract both buyer and sellers for your real estate flipping business.

How to use Bandit Signs for real estate investing

If you are a real estate investor then you should definitely have bandit signs on every property you have. You should also be putting bandit signs around town and near the busiest traffic and high visibility areas. When you’re putting out these signs be sure to avoid the “sign police”, these are the folks that work for your local Town and enforce local codes. Putting your signs up high or putting them out strictly on the weekends is a great way to avoid any problems with the “sign police” Its all a great way to avoid having a lot of them taken.

You want to make sure that they will have enough time to get your contact information. Make sure your message is large and keep it only to a few lines. Bandit signs are great for instantly building your buyers lists and seller leads for your real estate investing business but it’s also a fantastic and low cost way to build your brand. Even if you phone doesn’t ring, and if they ever need your services they will be more likely to look you up if they do. Besides, whenever you work with someone who has seen one of your signs you will have an immediate psychological advantage over your competition. You will be known as the go to business and will find and close deals much easier.

Many investors flipping houses have great success using local numbers, however a toll free number offers the ability to capture caller contact detail in case they get distracted on the road and do not leave a message. Real Estate Investors – Create Traffic To Generate More Sellers Leads

There are a lot of different ways to generate online real estate leads and traffic to your real estate website or blog.

 

Traffic is the single most important thing for the online version of your business. When I first got involved in real estate investing most of our lead generation was from direct mail, postcards, and networking. And this is a strategy that we still use in our business today. It’s important to drive large numbers of visitors to your website site your blog…after all it is a numbers game.

As a real estate investor you need a constant supply of deals and motivated sellers coming across your desk everyday. But you also need a good stream and supply of buyers, most importantly cash buyers to sell these properties to. If you master lead generation you’ll always have more than enough of each of these real estate leads.

Here are some of the best ways to generate real estate investor leads and motivated seller leads online

1. Pay Per Click – this is paid advertising. When people to searches in Google, Bing or Yahoo, the PPC ads appear at the top and right of the search results page. Now pay per click is not free you have to spend some money each month to generate these types of real estate leads. The great thing though is you can make this very targeted to your specific market or niche. Adwords from Google is the most popular form of Pay Per Click. When building your ads and campaigns be sure to focus them around keywords. Keywords are popular words or phrases people put into the search bar when searching for a product. A few examples of keywords would be: we buy houses, real estate leads, sell my house fast, avoid foreclosure. The trick is to take these keywords and make the specific to your location of business.   This is the company I use for my Google Adwords.

2. Offline Marketing. A great strategy for traffic is offline marketing for real estate leads. All of your postcards, direct mail, business cards, flyers, etc. should have a website where people can go or better yet a squeeze page. Sometimes people like to be able to do some research or are more comfortable making an initial connection by checking out a website. If you do a lot of marketing offline then this one strategy will definitely help you increase how many real estate leads you capture.

3. Press Releases. This is a great way to drive a ton of real estate leads and traffic to your site. There are a few great free sources like prlog.org, clickpress.com, 24-7pressrelease.com, just to name a few. When your writing your press releases you want to be thinking about keywords again. Have a few in mind that will relate to what your writing about and try to include them as often as possible. Try and post a press release at least once a month. Once a week is really effective though.

4. Video – Use your smart phone, camera or other type of quick video recording tool. Start documenting your business through video. Show your properties or record tips or strategies for others to few. Once you have your video done upload it to YouTube and video syndication sites like TubMogul or Traffic Geyser. These sites will blast your video across other video hosting sites online. Search engines love video because they tend to treat it like news. Both press releases and video will help you get real estate leads organically or naturally.

5. Web 2.0 – Social Media platforms are the wave of the future and if you don’t have a Twitter or Facebook account then you need to go get one. Updating other friends and followers about your real estate business on a regular basis will surely bring real estate leads back to your website or blog. So go out and get an account and start posting info, start following others in our industry and share with them what your doing.

6.
