I’ve been in the wholesale real estate business for over eight years. It is second nature to me, so I sometimes forget that it is still a widely misunderstood practice. While most everybody understands the core concepts of conventional real estate transactions, the wholesale real estate business is much less recognized as the nuanced, viable practice it really is.

To help people better understand the wholesale real estate business, I’ve laid out its principle concepts here.

Simply put, the wholesale real estate practices boils down to flipping the contract of sale on a house. The Seller and Real Estate Investor agree to a sale price for the Seller’s home or property. The contract is signed with some or no earnest money down. The investor then quickly flips that contract, selling it to an investor at a greater price.

The investor is a cash buyer with the goal of rehabbing and flipping that home or perhaps using it as a long term investment. The Seller receives cash for their home without the prolonged timeline or hassles of the more widely used process of listing with a Realtor. The wholesaling Investor makes money on the contract sale to the Investor, and the Investor picks up a property that will generate income for him/her.

I first discovered the wholesale real estate business while working as a licensed Realtor. Frustrated with the confines of the retail real estate industry, I was drawn to wholesale real estate. This practice utilizes attorneys, title companies, and other professionals, just like retail real estate, but the [eafl id=”1883″ name=”FMSN Webinar” text=”Sellers”] are far more motivated to sell their homes or properties.

As I developed relationships with investors, learned more about the business, and grew my own network, it was an easy decision for me to leap out of the slow-paced, cumbersome retail real estate world and into the wholesale real estate business.

Why do I still love the wholesale real estate business?

Just like any entrepreneurial endeavor, this business can be tough – but it also allows me to live my life on my own terms. I am solely responsible for how well my business does. I work harder some months than others. I feel enormous pride in growing my business to where it is now, and even bigger excitement at where I am heading.

You would be hard-pressed to find another industry with as many possibilities for the entrepreneur with little to no startup funds, or with as strong  an educational and investment path for those who can invest in the early stages. It is a hard-earned but absolutely attainable level of success, once the correct steps are taken.

There are lots of reasons people need to sell their home fast. Perhaps they inherited a property, the property is in disrepair, they are relocating, going through a divorce or some sort of financial struggle?  These are just a few reasons a seller would want to work with an investor like myself.

Let’s look at an example of a typical wholesale real estate transaction with one of our most common types of Sellers…

A Seller reaches out to me with a need to sell his home quickly. That home may be worth $400,000 in top condition and full retail price, but needs a significant amount of cosmetic updates as well as some major repairs. The Seller owes $100,000 on the mortgage and $10,000 in back taxes. He’s fallen on hard times and just wants to get out from under the debt fast. We agree on a sale price of $220,000.

Our attorneys approve the contracts, and we have a deal. I have investors in this area, and sell this contract to one of them for $240,000. The investor closes on the contract, invests $70,000 on renovations, and sells the home retail for a $90,000 profit. I have made $20,000 by flipping the contract, and the Seller is debt free with $100,000 cash in the bank. This entire process depending on the state your doing business can take as little as 10 – 30 days.

The wholesale real estate business is more than a business.

It provides a service to people that allows them to move forward with their lives. Having worked hard to rebuild my own life after my own hard times, this is the most rewarding part of my work.

Perhaps the better questions is, What’s not to love about this business?

4 Things You Need to Know When You Wholesale Properties

wholesaling propertiesMany people find selling wholesale properties an attractive business because you don’t need a lot of cash up front.

In most cases, putting up the earnest money of 1%-3% of the selling price gets the house under contract.

Take a house priced at $30,000. You invest $300-$9000 and you’re ready to wholesale the property.

Of course, the low cost of entry is only part of the equation. There are some other things you need to know when you start wholesaling properties.

How It Works

Selling wholesale properties usually follows a predictable pattern.

You find a property that could be sold for a substantially higher price with some work and put it under contract. Make sure to include a clause in the contract that lets you abandon the deal if you can’t find a buyer. Then you add a modest markup to the price and market it to cash buyers.

When you strike a deal with a buyer, you assign the contract to that person with the markup as a fee. The buyer purchases the property and you keep the fee as profit.

Some well-funded wholesalers prefer to buy the property outright and then resell it an investor.

Finding Off-Market Properties

For many new real estate wholesalers, finding properties is a serious challenge.

The ideal situation is finding off-market properties. These properties aren’t listed, but the owners want to sell.

You have several options for finding these properties. You can send out small batches of direct mail postcards to people in bankruptcy or foreclosure.

You can drive through neighborhoods and look for distressed homes. Distressed homes often indicate the owners are in financial trouble and might be ready to sell.

Network with people in related industries, such as contractors, lawyers, and property managers. They will often know about available but unlisted properties.

Wholesale Properties Buyers List

Securing the contract won’t do you much good if you can’t offload the property to an investor. You need to develop a list of people that you know are regularly interested in buying wholesale property.

One approach is to use bandit signs posted in the neighborhood. These signs say something like “Cheap Home,” the selling price and your phone number. People who respond are often good candidates for the list.

Networking events with a focus on real estate are usually packed with good candidates for your buyer’s list. Just be sure to make careful note of what kind of properties interest each person.

Another option brings us to our next topic, which is leveraging the Internet.

Leverage the Internet

Getting yourself set up with a professional website makes it easier for sellers and buyers to find you. That cuts down on your legwork and speeds up the deal-making process.

The trade-off is that you need to invest time in marketing the website. You can achieve some of that through inbound marketing, such as blogging, search engine optimization, and webinars.

You can also develop social media profiles that function as lead generation tools. The key to good inbound marketing is to keep the content customer-focused. For example, you could talk about architectural styles in your market or what makes for a good investment property.

Pay per click or PPC advertising offers an alternative way to get your name in front of potential buyers. Just be aware the costs can be high for competitive keywords.

You can make a good living selling wholesale properties, but it takes work.

You need to develop a system for finding properties. A professional website and consistent marketing are necessities. You also need to build a buyers list.

A wholesaler puts a property under contract and appoints or resells the property to a cash buyer or even perhaps an end user for a fee. The investor or retail buyer is simply buying the opportunity to purchase the property at the price secured by the wholesaler, they are taking advantage of an opportunity. This makes for quick closings and fast cash. It also allows you to control real estate without having to own real estate. Real Estate Wholesaling can be very powerful and very profitable.

A real estate wholesaler really does live off of the idea that price defeats all objections. This is by far one of the quickest ways to get a handful of cash buyers.  It’s always a great way to research your competition.  Got to Google search and type in “we buy houses [your city]” or “sell my house fast [your city]” and see what comes up in the search.  You will see a lot results come back with folks who have websites.  These are individuals, small businesses, cash buyers and “middlemen” looking to make cash deals.   This is lowing hanging fruit and folks you can contact right away.  You can either be direct and call them or send them an email through their contact form.   Just understand that some of these people are legit, but some aren’t; it’s really up to you to vet them and see if they are the real deal.

Have you ever been interested in real estate investing, wanted to flip houses, and/or wholesale houses? Are you currently a real estate investor or wholesaler who is struggling to close deals?

Look I get it!  I’ve been there….

I’ve been in the real estate business for over 15 years, having made this leap shortly before my daughter was born.  At the time I held a demanding position in the restaurant business, and I realized that position would significantly limit the time I would be able to spend with her.  I knew I had to choose a different path.  A path that didn’t require late nights and working every weekend.  That’s when a friend of mine talked me into getting my real estate license.

I was always interested in real estate.  I dreamed about where the business would take me and I was excited about the prospect of investing and flipping houses for profit.  But I had never felt the time was right to take the plunge until that moment.  I leapt right into the real estate world, anxious to realize my dreams. However, as those of you who have also taken the plunge know, it is not as simple as it can seem.

Flipping Houses For Fast ProfitsOnce you go through the process of getting your real estate license you soon realize that the moment you hang your hat with a brokerage it becomes all about the “retail” business.  Brokers and agents all pushing you and training you on how to list houses and drive buyers around, etc.  Don’t get me wrong…I had great success as a Realtor.  I did over 50 short sales, was an REO broker for a couple years and worked with a ton of clients but I never felt satisfied.

Over that time period I began researching how to get started in real estate investing.  I found some great info online about flipping houses and doing rehabs.  One of the things I stumbled across was a real estate investor lead generation system.  I immediately signed up for my exclusive territory figuring it would be the answer to all my prayers.  Haha, boy was I wrong.

I tried to learn all I could about how I could do my first real estate deal.  I was very optimistic at first but then the frustration set in and the reality of actually doing that first deal seemed daunting.  I was strapped for cash and credit, I really wasn’t sure how I was going to pull it off.   The first real doubts had just settled in when I got an email that changed my life.

The email was from the owner of the real estate system I signed up for (let’s call him Mr. K)  He emailed me and my partner at the time thanking us for being a customer.  I was surprised and impressed by the personal touch and follow up.  Mr. K noticed that on our sign up form we mentioned that we were Keller Williams agents.  That piqued his interest because he was currently working on expanding his customer base not only to other investors but to agents too. And since Keller Williams is a very investor friendly brokerage it seemed like a great place for him to start.  I completely agreed and saw an opportunity, an opportunity to surround myself with someone who could be my mentor.  A little advice, always remember that the fastest way to success is modeling successful people!   That was 8 years ago and since then Mr. K has been instrumental in my success…not only as a coach and mentor but also as a good friend.

It was about 7 years ago that Mr. K came to New York to speak at my local real estate investor association….I’ll never forget it because it was a turning point in my business.  We were sitting in the lounge of the Hotel killing some time before Mr. K was going to speak to the Real Estate Investor Association.  I was explaining to him the challenges and frustrations I was having with doing my first real estate wholesale deal. That’s when he interrupted me and said….

“You know what your problem is?”  I was really taken back by such a direction question and replied with a chuckle… 

“No…No I don’t”

Mr. K immediately replied with…

“Your problem is that you THINK like a Realtor.”

What he was trying to tell me was that I was so wrapped up in being a real estate agent that it was holding me back from becoming an investor.  I was thinking like a Realtor, not an investor.  I had blinders on and was missing the bigger picture, the bigger opportunity.  I had to change my thinking.  I had to start thinking like an entrepreneur, like an investor.

The truth is that most of society goes through life very much the same…regardless of their job or career path.  We live in a society that encourages you to work to live, instead of living to work.  A society that teaches us to get a “secure” job an540_293_resize_20121001_b4d3eb83efcc17e6827ea522e4c33594_jpg-1d to work hard – on someone else’s schedule, to make someone else successful, until you can finally retire someday and enjoy life.

That may work for some people but it doesn’t work for me and it doesn’t have to work for you either.  I didn’t want to follow the status quo.  I wanted more than that and I quickly realized that if things were going to change I had to to change, too.

8 Different Ways To Locate Motivated Sellers

There are several things you can do to locate motivated sellers.  We’ll touch on a few right now. Depending on your personality and time commitment, you’ll gravitate towards some more than others. That’s totally fine! There’s no one way to do this.

Here are 8 Ways To Locate Motivated Sellers

Direct Mail

Direct mail is the tried and true method when it comes to generating real estate leads and motivated sellers.   Great direct mail campaigns have the ability to capture a recipient’s attention, get them to read and process content, commit to the message, then execute a specific call to action. Here are some tips to help make your real estate marketing campaign a success.

  • Have a goal and target audience in mind for each campaign (right audience + right message = success)
  • Make an impact with a strong headline and bold imagery (get to the point, keep content and design simple)
  • Be simple, clear and concise with direct mail messages (use only one idea per piece)
  • Include a compelling promotional offer to promote responses such as a free property value assessment  (time-sensitive offers work to elicit immediate response)
  • Include relevant contact information such as company logo, name, phone number, web address and links to social profiles

Flyers

Flyers are a fantastic (and inexpensive) way to spread the word.

Use neon paper (orange, yellow, or green) that draws attention from a distance. Hand it out to neighbors, post it at public bulletin boards, drop it off at laundromats, bus stops, coffee shops, etc.

Business Cards

You should pass out business cards to everyone you meet, leave them at restaurants, put them in your bills that you send off when you pay them, etc. Try setting a goal of handing out 5 business cards per day.

Feel free to design and print your own business cards or use a service like www.vistaprint.com. The message on the card should be similar to the message on the flyer. It’s basically your flyer in pocket form. Remember that all it takes is one card to put cash in your pocket.

Internet Scanning

Websites such as www.craigslist.org, www.forsalebyowner.com, and www.backpage.com have motivated sellers posting their houses all the time! Look for key words such as motivated, must sell, and FSBO.  How about setting up your very own real estate investor website system and generate leads with inbound marketing.

*NOTE: Agents sometimes post on these sites, look for a watermark on the photo that says MLS – that’s most likely a listed property. A good way to save time is to make a quick call and inquire if they’re an agent or the owner.

Social Media

You can run targeted ads on Facebook, or just consistently post (videos do great) about what you’re looking for. Someone might know someone who knows someone who needs your help. Don’t underestimate the power of social media.

Newspaper Scanning

You already read the Sunday paper (or maybe your parents do), so just take a few more minutes to scan the houses for sale. Again, look for key words like motivated, must sell, and FSBO.

Driving for Dollars

Do you know of any vacant* or “distressed” homes on in the area? They are often owned by people who would rather sell than shoulder the burden.

*NOTE: Some vacant homes are bank owned. There is no way to know for sure, but if there are papers taped to the windows, that property is bank owned. Do not submit bank owned properties. They will either be on the MLS or not listed at all.

Do you drive the same route to work every day? Try alternative routes and stay on the lookout for houses that match our ideal property profile! Some common symptoms are overgrown yards, rusted cars in the yard, FSBO signs, broken windows, etc.

If ALL the properties in the area exhibit the above symptoms, it’s not a good sign. But if it’s a single house surrounded by several decent houses, you may be looking at a deal. The common rule in real estate is to find “the worst house in the best neighborhood.”

How about garage sales? These happen every weekend and often signify that the homeowner is moving. Simply stopping by and asking if they’ll be selling their house – or if they know of any neighbors who may be interested in doing so – can result in some solid leads.

AMP (Auto Message Pro) –

AMP is a service that allows you to generate leads via phone by advertising for motivated sellers. They call the number and enter your extension to listen to a pre-recorded message. Then they can leave a message, or choose to speak directly with us. Your extension is yours alone, meaning you get credit for every single lead that comes in as a result of your advertisement.

What’s better, you don’t have to talk to anyone!

As you can see there are a TON of things you can do to start locating motivated sellers. It’s a numbers game, so the more you’re out there, the more chance you’ll have of finding a great deal.

Wow that’s a long sentence to swallow but having a professional online presence as a real estate investor is extremely important when it comes to credibility and authority in your market place.  Why?

In 2012 I got a lead on a deal about 20 miles from our office. My business partner Randy pre-screened the lead and instantly knew it had potential.  The sellers… an elderly couple who were moving to North Carolina.  They didn’t owe anything on their house and just wanted out fast so they could make their move.  My business partner Randy visited the house, met with sellers and made an offer.

Outcome…
They didn’t except the offer right away  because they had another investor interested in the property and wanted to hear what he had to offer.  This investor was from the city 2 hours south of us.

Result…
The sellers called my partner back up and  said that they would sell our company the property. Randy asked them why they went with us and the sellers said, “Even though the other investor offered us more money, when we looked him up we couldn’t find him online!!  But you guys were all over!”  WOW!!  Awesome right?  You see the simple fact is that when the sellers went into the search engines to look us up they actually found us.

So I hope you are taking notes! 😉  Here is the best part. Because we use a technique  called reverse wholesaling we already had a buyer lined up for this property. What is reverse wholesaling?  Reverse wholesaling is the #1 strategy in real estate investing and all it means is that you take almost all of the risk out of wholesaling by building a hungry list of cash buying investors and rehabbers first.  You find out what they want and where the want to buy then you simply go out and look for motivated sellers in those areas.

With this deal we got the property in contract for $60k and we sold it to a rehabber who was on our buyer’s list for $79k!!  We made a 19k profit by being the middleman and bringing one of our buyers the kind of deal they loved.  The sellers were happy, the buyer was happy and we were REALLY HAPPY!
