Live streaming videos are also becoming popular on many platforms such as Facebook and Youtube. You may even consider using a drone to take videos of your property from above and from all angles.

Whatever way you decide to give a virtual tour, it can work wonders in helping your listings shine in the digital space.

For successful real estate digital marketing, it is important that you learn ways to connect with your target audience online.

Social media, email marketing, and an active blog can all help you to build ongoing relationships with people who may be looking for new properties. These tools can help you to always stay at the top of their mind.

Facebook and Twitter are great for reaching out and posting updates on what properties you have available. These channels are also great for posting the virtual tours we mentioned above.

Keep Up Connections

One of the more traditional, but effective, ways of generating new leads is through word of mouth. • Other real estate agents
  • Investors
  • Lawyers
  • Business owners
This way you’ll have a wide network of people with even more connections to generate potential leads in the future.

Use Social Media

Social media platforms are an excellent way to stay connected with your clients while simultaneously reaching potential new clients and investors. Your business should have accounts on large social media platforms including Facebook, LinkedIn, Twitter, and Instagram. 5 Real Estate Lead Generation Tactics

5 Real Estate Lead Generation TacticsWith technology growing daily, real estate companies and firms all over the world are faced with one of the most challenging business processes: marketing.

With so many opinions out there, it can be stressful to decide which lead generation tactics are best for your unique style.

Is it worth the time and effort to put forth a killer email newsletter each month? Is anyone going to read that amazing blog post from you, resulting in your contact form being filled out? The simple answer is yes.

In fact, it is time to get back to the basics of your lead generation.

Here are five real estate lead generation tactics that you simply cannot ignore.

Lead Generation Tactics For Real Estate: Forms that Generate Leads

Your website is the most important “property” you will ever own as a real estate professional.

In fact, 90 percent of home buyers use an online search at some point to find homes that fit their bill. What they see in their search engine as well as what they see when they make the click is extremely important.

You may already be familiar with the importance of high-quality, genuine and share-worthy content on your website. If so, you may already have all of this in place. If you do, it is time to use this content to generate leads by adding forms.

A form can be used for several things including:

  • A contact form to request a consultation
  • An email newsletter form to request new homes
  • An option to receive a free “guide” or other marketing collateral

All of these options create an influx of leads that come directly to you. They come complete with demographic information and the golden email address. This kind of data simply cannot be purchased.

Forms can be (and should be) added to your blog, your home galleries and other pages. This means they can’t just stay your contact page.

Getting Forms Filled

How do you get that form filled out by that viewer? I’m glad you asked.

A blog post that is optimized correctly and worthy of reading may bring home buyers to your website through that outlet. The chances of the viewer filling out that form increase by a ton if the content is up to par.

The key is to remember that content should be seen as a high priority for your digital presence. Your digital footprint should include a professional website, a social media presence and content that blows your audience away.

After all, an audience member that is moved to contact you by form is an audience member that can be a lead for the years to come.

A human business card of sorts.

Smart Email Marketing

Speaking of contact forms and newsletters, next on our list is smart email marketing.

This is not just simply sending out a newsletter each month to your entire email base. Instead, this is being smart about your leads: treating them as unique.

Email segmentation is the process of adding contacts to marketing campaigns that are the best fit for the lead.

For your real estate firm, your email segments could look like this:

  • Homeowners who have purchased
  • New home buyers looking for properties in general
  • New home buyers looking for properties for x amount of dollars

And so on. The segmentation is up to you.

However, the importance of this lies in your ability to properly speak to your leads, creating email campaigns that actually work.

How do you measure a lead’s hot or cold status by sending them irrelevant emails that they will not open regardless?

You don’t.

Instead, you send them relevant content and measure the results after.

This type of email marketing will help you further segment your leads into groups that are hot and groups that are a bit colder. This will further your lead nurturing efforts.

Use Your Media

It may seem as if blog content and emails run the gamut in the marketing game.

However, for real estate agents who sell homes, this couldn’t be further from the truth.

Blog content and email content is obviously important. The same is true for multimedia marketing including photography and video.

Are you using videos to show off those amazing properties to home buyers or simple photos? You should be using both.

YouTube has over a billion users, almost one-third of total internet users. And one-third of online activity is spent watching a video. With stats like that, your real estate business should be investing in high-quality video.

Buyers are looking for homes they can visualize themselves living in. They want to see what their money will be investing in. The best way to help your buyers visualize the property is to show them in real time.

The Benefits of Video

Videos can do more for you than show off your beautiful properties. Viewers are trending towards videos that show the human side of their realtors, including vlogs that show the inner workings of the agency to life outside of it.

Along these same lines, videos of your happy homeowners that have purchased a property from you add a sense of realness and confidence to your firm.

Creating content that a viewer can connect to is the ultimate marketing tool and will help you grab the most leads.

Use Your Social Media Ads

The list of lead generation tactics is incomplete without the mention of social media ad campaigns. After all, the real estate market is a visual market.

Have you ever tried to explain a property using just words?

Social media ads are a great way for your leads to get instant gratification in the form of a visual. Better yet, these ads are fully targeted to the demographic searching for your listing.

The ad doesn’t stop there. Instead, you can use social media ads to advertise events, featured listings, a newsletter, special offer and more.

Your audience can simply click the ad and be redirected to your business page, website or contact form for more information. The lead is almost instantaneous.

The proof that it works is in the stats:

  • The click rate lift for using a call to action button is 2.85X.
  • The average Facebook advertising revenue per user for the US is $8.26.
  • There are 1.39 billion active Facebook users per month.

94% of marketers use the Facebook platform for lead generation tactics.  Since 66% saying it is effective, the odds are in your favor.

This type of lead generation combines ad creation skills that you already possess and are probably already invested in with the mobile universe.

Automate Your Lead Generation Tactics

If you are going to put into play all of these lead generation tactics, it is important to know that the leads will come in fast.

So fast in fact that your ability to keep up with the leads in the correct way will be impossible organically.

The best way to keep up is to automate your lead generation tactics into one system that will manage them for you.

It is simply bad practice to gain a hot lead, only to lose them by not following up or sending lead generation materials directly to them. No one wants to lose a hot lead.

There are many different ways to automate your lead generation tactics, including the use of automation software. Automation software can be customized to fit your marketing needs. It can also give you alerts and an up to date report of your marketing status.

Automation also gives you the ability to see more data than an organic system will.

This includes seeing what marketing tactics are working, which ones are not and who you need to nurture.

Automation can also help you view hot leads versus cold leads, set up email segmentation campaigns, drip campaigns and more, all in a user-friendly way.

In order to avoid the mistake of a hot lead turned cold, it is important to look into automation for your marketing endeavors.

The Wrap Up

As the proud owner of a real estate firm, marketing your beautiful properties is on the top of your business process list.

Lead generation tactics are important for your marketing strategy and should be focused on to ensure a high rate of closing.

Here is a quick overview of the marketing tactics discussed:

Using email list segmentation to place your leads into categories to help enhance the click rate of your emails.

Using social media ads

Facebook ads are viewed by hundreds and thousands each month. They are an instant visual for your home buyers.

Lead generation tactics automation

9 Real Estate Lead Generation Ideas You Haven’t Tried

9 Real Estate Lead Generation Ideas You Haven’t Tried

9 Real Estate Lead Generation Ideas You Haven’t TriedReal estate lead generation belongs at the core of any business strategy. Whether you’re looking for buyers or renters, you need to know who to look for to know what to do.

Lead generation is something you need if you’ve invested in real estate. It’s the only way to turn investments into profits.

If you don’t have a good lead generation strategy, you could be sitting on millions or even billions of dollars in potential money, lost to competitors with stronger strategies for lead generation.

Any real estate investor worth a dime has mastered lead generation. If you don’t take charge, there’s no way to take on the best of the best.

Here are 9 tips to make sure you’re at the top of your game and you’ll be generating leads in no time.

Know Your Client Base

Understanding who your clients are has benefits at every stage of the process. It will inform your decisions in terms of amenities, rent, and expected repair costs at properties.

It’s always more expensive to have four college kids renting an apartment than a septuagenarian couple.

Just as there is always a greater likelihood that a factory building gets damaged than a florist’s shop.

But the first benefit (and the most important,) of knowing your client base is the benefit that knowledge provides for real estate lead generation.

That’s because your renters are the focus of your marketing campaigns.

Everything from where to put fliers to whether or not to significantly invest in online advertising is based on having an intimate knowledge of your client base.

So take the time to do client research.

Have a Good Website

Your website is your face to the digital world. In the early days of the internet, you could get away with having a poorly designed, weak, or tacky website and still be successful online.

Looking at any notable business’ website in the Wayback Machine sheds a lot of insight into that fact.

But looking at these websites, it also becomes obvious why we’re so amused and befuddled by these sites: there’s no way we, as consumers in 2017, would take them seriously.

Today, even having a “just OK” website can kill your real estate lead generation potential. You need to have an exceptional website, something that lets you stand head-and-shoulders above the competition.

Good investor websites rope in clients and are essential to real estate lead generation.

Use Social Media to Your Advantage

The average person spends two or more hours per day on social media.

In fact, the influence of social media on spending habits has caused websites like Facebook to integrate eCommerce tools into the platform.

Though we haven’t yet reached the point of homes being sold and apartments and office space rented over Facebook, it has become abundantly clear that successful real estate developers must take advantage of social media.

That means Facebook, Twitter, and Instagram should all be a regular part of your day. This is important for customers of all ages, but particularly essential if you’re looking to generate leads with millennials.

Buying Facebook advertisements and having an active presence on social media should lie at the core of real estate lead generation online.

Simply put, social media is where your clients are. That means social media is where you should be.

SEO Is Everything

Search engine optimization is an essential element of marketing for a real estate engine.

If you aren’t dominating social media in your real estate market, you’ll be left unable to compete.

How seriously do you need SEO?

Consider this statistic: 75 percent of people searching for a given query never scroll past the first result.

If you’re even the second result, that’s three-quarters of people who will never see you.

If you’re on the second page? Enjoy the empty units, because nobody will find you.

Get your SEO taken care of by seasoned professionals. SEO as a field is always changing: between the hyperactive rate of change among the big search engines and the marketing world’s gravitation toward one-upmanship, you can’t even count on the same strategy working six months in the future.

People who work in the industry know how to navigate the complicated world of digital marketing. So hiring high-quality professionals to handle your SEO means you can rest easy with a dominant real estate lead generation strategy.

Use Video Marketing

You might not think video marketing has a place in real estate. But the use of video remains absolutely essential to generating leads.

Something like a video tour offered circulated on social media and through email marketing can be the shot of adrenaline your real estate lead generation plan needs.

Even going further, something that could attract the attention of potential leads is putting videos full of helpful apartment tips and “life hacks” on social media.

These videos will get shared and can lead to a self-sustaining real estate lead generation strategy.

So make sure you keep video at the heart of your strategy.

Use PPC for Real Estate Lead Generation

Overusing PPC advertising can be bad for business. But using it to supplement your already strong SEO strategy can boost returns for your business.

The key is making sure PPC is a small part of your real estate lead generation strategy and not the core of it; a weak strategy that relies too heavily on PPC will never compete with strong SEO.

Don’t Forget Physical Offline Ads

This is particularly true for those buying or selling to the fifty-and-over demographic. A number of people still do not use the internet regularly: they might not have social media accounts and may only use search engines for more trivial queries. Though they may have a smartphone

Though they could have a smartphone, they likely use it as a high-powered flip phone or camera phone.

That is not to say this demographic is less sophisticated or intelligent: they just make decisions the classic way.

That means searching for new homes in the newspaper.

If your real estate lead generation strategy involves roping in second-time homebuyers, retirees, or selling luxury apartments you’ll probably want to use physical offline ads.

That’s not to say you also shouldn’t advertise these properties online; on the contrary, that remains essential regardless of which other strategies you employ.

Real estate lead generation involves casting a wide net and letting clients come to it. If you’re a real estate investor, you’ll want to have a great website and use a killer SEO and social media strategy.

You’ll also want to put up fliers and buy newspaper ads.

You never know where your clients might come from.

Cold Calling Still Works

Cold calling may seem like a primitive method of bringing in new prospects. But if you’re looking for people interested in buying or renting a home, it can be helpful to use a bit of cold calling to supplement your strategy.

Every once in a while you should pick up the yellow pages and look for potential clients. This is particularly true if you are selling commercial or office space, where you are more likely to find business owners looking to relocate as a means of reducing overhead.

This tip should not be taken as a main point of strategy: consider this a supplement to the hard work you already do finding clients on and offline.

Start Blogging

Once you’ve built a killer website, it’s going to be necessary to figure out what to do with it.

Obviously, ecommerce and providing a good space for contact will be a part of that. But even more important will be keeping people coming in.

Real estate lead generation means finding two types of leads: people who knew they were looking to get a space similar to the type you’re offering, and people who had no idea.

People don’t just stumble into the decision to buy a home or commercial unit, but they do stumble into the exact type they want.

If you have an apartment or house that fits a certain look? Use your blog to advertise it.

If you have commercial space in an up-and-coming neighborhood, some nearby business owners might not have known was a good place to build their store or restaurant? Blog about reasons that neighborhood is the next big thing.

Blogs lead to readers, and readers lead to sales. Thus, a blog is the silver bullet of real estate lead generation.

Real estate lead generation is a complicated endeavor. But if you’re a serious real estate investor, it is the only way to convert investments to profit.

There are many avenues to doing this, and taking a one-size-fits-all approach is dangerous for business owners looking to succeed in a wide variety of customer segments.

Looking for leads from multiple angles will be a very lucrative strategy.

Dominate Local Search In 3 Steps

How Real Estate Investors Can Dominate Local Search in 3 Steps and Get More Motivated Seller Leads

As a business coach I speak to real estate investors, entrepreneurs and small business owners all the time. Whenever I ask them about their online presence they either don’t have one or tell me something like, “I have a Facebook Business Page — is that what you mean?”   Although that is something you should have it’s not the first thing you should have when you want to establish an online presence that actually generates motivated seller and even cash buyer leads.

Dominating your local market starts with dominating your local search results online.  The first thing you MUST HAVE is a real estate investor website that is great at ranking and generating leads organically from the internet.  This is the real estate investor website platform that I use to do just that.

Once you have a solid foundation setup (your website) the next thing to focus on is creating as much content on your website as possible and to do it consistently week in and week out.   This content should be keyword rich with relevant terms that sellers and buyers are actually typing into the search engines.   This is process is know at SEO or search engine optimization.

SEO For Real Estate: How To Create Content Search Engines Love

So how do you do this?  We’ll the first thing you can do is to try and imagine who your ideal prospect or website visitor is.  In this instance let’s say it’s a seller.  What questions would that seller have? How could you help that potential seller?  Ask yourself these questions and write down the answers.   Use this is an outline to start creating content from.  When you’re creating this content be sure to think about relevant keywords.   You want to build out your real estate investor website with keyword rich content.   Be careful not to over use any keywords or keyword phrases…this is called stuffing and the search engines will penalize you if you repeat the keyword to many times.

Keyword stuffing is when you use a keyword a bunch of times on the page to try and trick Google into thinking that the page is all about that specific keyword. This is not a good practice because it doesn’t have a natural feel when the visitor is reading and that is what Google is really looking for.

Here are the top keywords that I am ranking for in my local market. Notice how after each keyword I include the area in which I want to target rank for.  I recommend creating a piece of content or a new city specific page for each town, city or county in your local market.

This entire strategy is about finding high value cash buyers, targeting them, and attracting them to you and your business. The kind of cash buyer you’re looking for is an individual or company with a high liquidity and a real focus to buy houses at a discount.

Okay great, but how do I find these cash buyers for my real estate business?

Well there are a few ways, you can advertise for them or market to them directly.

Advertising for cash buyers

This would entail putting advertising campaigns out to various forms of media outlets such as newspaper classifieds, craigslist, social media, or using something like bandit signs. This type of media advertising can be very successful in building a buyer’s list for your real estate business but it can also be very costly and time consuming.

Use The MLS (Multiple Listing Service) for Cash Buyers

You can work with an agent in your area and look up certain MLS listings in your area.  You want to find out what properties were bought for cash and by whom.  Create a list of these buyers and contact them. Start by building a relationship, meeting them for coffee or just contacting them with one of your deals.

Network for cash buyers

Networking is something that most investors don’t take advantage of enough.  Have you ever hear of the saying leave no stone unturned?  Your sphere of influence and anyone you meet is a potential source of business or leads.   Make sure you tell everyone you know or meet about your business and what you do. Ask friends, family, co-workers, attorneys, Realtors to keep an ear out about any leads or cash buying investors they might know.  Also make sure you attend your local REIA meeting often. They usually meet once a month.  You can also go to ww.Meetup.com and find real estate investor groups and meetings there too.

Google Method – Search online for cash buyers

This is by far one of the quickest ways to get a handful of cash buyers.  It’s always a great way to research your competition.  Got to Google search and type in “we buy houses [your city]” or “sell my house fast [your city]” and see what comes up in the search.  You will see a lot results come back with folks who have websites.  These are individuals, small businesses, cash buyers and “middlemen” looking to make cash deals.   This is lowing hanging fruit and folks you can contact right away.  You can either be direct and call them or send them an email through their contact form.   Just understand that some of these people are legit, but some aren’t; it’s really up to you to vet them and see if they are the real deal.

Did you know that just last month that there were over 150,000 cash real estate transactions across the country?  Ask me how I know this…. I know because I now have access to EVERY ONE of these cash buyers!!! With a few clicks of a mouse, I can find cash buyers in markets coast to coast. A friend of mine just showed me his killer way for finding these buyers – you’re not going to believe it!

Find Cash buyers in your own backyard!!!

This cash buyer system will allow you to find cash buyers right in your backyard. All you need to do is select the state you want the data, the county, and the date range of when the property was sold and in one click you have a list of every cash sale. The list is INSANELY valuable!

Find And Flip Houses For Fast Profits – Wholesaling

Have you ever been interested in real estate investing, wanted to flip houses, and/or wholesale houses? Are you currently a real estate investor or wholesaler who is struggling to close deals?

Look I get it!  I’ve been there….

I’ve been in the real estate business for over 15 years, having made this leap shortly before my daughter was born.  At the time I held a demanding position in the restaurant business, and I realized that position would significantly limit the time I would be able to spend with her.  I knew I had to choose a different path.  A path that didn’t require late nights and working every weekend.  That’s when a friend of mine talked me into getting my real estate license.

I was always interested in real estate.  I dreamed about where the business would take me and I was excited about the prospect of investing and flipping houses for profit.  But I had never felt the time was right to take the plunge until that moment.  I leapt right into the real estate world, anxious to realize my dreams. However, as those of you who have also taken the plunge know, it is not as simple as it can seem.

Flipping Houses For Fast ProfitsOnce you go through the process of getting your real estate license you soon realize that the moment you hang your hat with a brokerage it becomes all about the “retail” business.  Brokers and agents all pushing you and training you on how to list houses and drive buyers around, etc.  Don’t get me wrong…I had great success as a Realtor.  I did over 50 short sales, was an REO broker for a couple years and worked with a ton of clients but I never felt satisfied.

Over that time period I began researching how to get started in real estate investing.  I found some great info online about flipping houses and doing rehabs.  One of the things I stumbled across was a real estate investor lead generation system.  I immediately signed up for my exclusive territory figuring it would be the answer to all my prayers.  Haha, boy was I wrong.

I tried to learn all I could about how I could do my first real estate deal.  I was very optimistic at first but then the frustration set in and the reality of actually doing that first deal seemed daunting.  I was strapped for cash and credit, I really wasn’t sure how I was going to pull it off.   The first real doubts had just settled in when I got an email that changed my life.

The email was from the owner of the real estate system I signed up for (let’s call him Mr. K)  He emailed me and my partner at the time thanking us for being a customer.  I was surprised and impressed by the personal touch and follow up.  Mr. K noticed that on our sign up form we mentioned that we were Keller Williams agents.  That piqued his interest because he was currently working on expanding his customer base not only to other investors but to agents too. And since Keller Williams is a very investor friendly brokerage it seemed like a great place for him to start.  I completely agreed and saw an opportunity, an opportunity to surround myself with someone who could be my mentor.  A little advice, always remember that the fastest way to success is modeling successful people!   That was 8 years ago and since then Mr. K has been instrumental in my success…not only as a coach and mentor but also as a good friend.

It was about 7 years ago that Mr. K came to New York to speak at my local real estate investor association….I’ll never forget it because it was a turning point in my business.  We were sitting in the lounge of the Hotel killing some time before Mr. K was going to speak to the Real Estate Investor Association.  I was explaining to him the challenges and frustrations I was having with doing my first real estate wholesale deal. That’s when he interrupted me and said….

“You know what your problem is?”  I was really taken back by such a direction question and replied with a chuckle…

“No…No I don’t”

Mr. K immediately replied with…

“Your problem is that you THINK like a Realtor.”

What he was trying to tell me was that I was so wrapped up in being a real estate agent that it was holding me back from becoming an investor.  I was thinking like a Realtor, not an investor.  I had blinders on and was missing the bigger picture, the bigger opportunity.  I had to change my thinking.  I had to start thinking like an entrepreneur, like an investor.

The truth is that most of society goes through life very much the same…regardless of their job or career path.  We live in a society that encourages you to work to live, instead of living to work.  A society that teaches us to get a “secure” job an540_293_resize_20121001_b4d3eb83efcc17e6827ea522e4c33594_jpg-1d to work hard – on someone else’s schedule, to make someone else successful, until you can finally retire someday and enjoy life.

That may work for some people but it doesn’t work for me and it doesn’t have to work for you either.  I didn’t want to follow the status quo.  I wanted more than that and I quickly realized that if things were going to change I had to to change, too.

If you are reading this, it’s reasonably safe to assume you’re one of the “weird” ones too.  Do you wake up every day wishing that there was something else or waking up unsatisfied because you want to be doing something else?

Well that just means that you were meant for something else…you were meant for something BIGGER!

If you CHANGE YOUR THINKING TOO, challenge the status quo and have faith in yourself, a whole new world will open up to you — a world of true inner independence.  It’s always been there. You just had to want it bad enough.

How To Do Real Estate Investor SEO In 3 Simple Steps

How To Do Real Estate Investor SEO

Congrats, you’ve found the best Real Estate SEO source out there…

how to do real estate seoSearch Engine Optimization can be super confusing, tedious, and even boring but it’s absolutely essential if you want to generate leads from the search engines.   There is a ton of information out there and most of it is contradictory or outdated so I’be put together this page for you as resource to help you get started.

Many marketers online will rely on spamming to build there business. That won’t work. You can look anywhere and find that you will need to learn how to do seo in order to generate organic traffic to your sites. Unless you do a paid marketing strategy. The main difference between paid marketing and organic is that organic is free traffic and it’s more of a long term strategy. Paid traffic is quick hit and only lasts as long as you keep paying for the traffic to go to your website.

If you learn how to do real estate seo you can generate residual organic traffic to your real estate website and get paid months and years on something you did today.

Now THAT is leverage. So, if you are trying to get your real estate website ranked in the search engines then start by implementing some of the steps below.

This is how I got started doing real estate investor SEO and this is where you can begin too.

I learned how to do SEO back in 2010. I had no idea really what I was doing. It just kind of happened by accident. I was making videos and articles and all of a sudden I was getting tons of traffic and leads and making sales.  I really had no idea what was happening…LOL.  I dug in and started to really study the process and discovered there are a few very simple steps involved.

What I will do is break down the 3 SIMPLE steps to properly learn how to do real estate investor SEO.

1. Keyword Research

This is ABSOLUTELY necessary in learning how to do real estate investor SEO.  Keyword research tells you how much traffic a particular keyword gets each and every month. You can go to Google’s free keyword research tool and use that. You want search for a keyword that has plenty of traffic as well as a low to medium competition level. Obviously you can still rank for higher competition levels but lets focus on ranking on the 1st page of google FAST! The tool I recommend is SEMRush.

2. Optimizing your Content

I highly recommend using Yoast.  Yoast is an seo plugin that you can use and it will tell you if your content is structured properly.  This will help you get the proper keyword density as well as tags and everything else. You will use this plugin with your word press blog or real estate website. If you don’t have a word press blog or real estate website then I highly recommend getting one that is self hosted or just use a turnkey system like oncarrot for your real estate website.

3. Backlinking To Your Content

This is by far the most efficient way to drive traffic to your site and get ranked organically in the search engines. You can create backlinks through sites such as ping.fm , other ping sites and more.   Social bookmarking is huge right now for search engine optimization, you can have that done on fiverr.com.  Article marketing and press releases are still one of the best ways to get backlinks to your site. I also use and also recommend The Hoth for this!

4. Repeat I know I only said 3 steps but the fourth step is to just do steps 1-3 all over again with a different keyword. As you continue to do this you will get better. As you get better you will make more money while driving more traffic to your sites.
