As a business coach I speak to real estate investors, entrepreneurs and small business owners all the time. Whenever I ask them about their online presence they either don’t have one or tell me something like, “I have a Facebook Business Page — is that what you mean?”   Although that is something you should have it’s not the first thing you should have when you want to establish an online presence that actually generates motivated seller and even cash buyer leads.

Dominating your local market starts with dominating your local search results online.  The first thing you MUST HAVE is a real estate investor website that is great at ranking and generating leads organically from the internet.  This is the real estate investor website platform that I use to do just that.

Once you have a solid foundation setup (your website) the next thing to focus on is creating as much content on your website as possible and to do it consistently week in and week out.   This content should be keyword rich with relevant terms that sellers and buyers are actually typing into the search engines.   This is process is know at SEO or search engine optimization.

SEO For Real Estate: How To Create Content Search Engines Love

So how do you do this?  We’ll the first thing you can do is to try and imagine who your ideal prospect or website visitor is.  In this instance let’s say it’s a seller.  What questions would that seller have? How could you help that potential seller?  Ask yourself these questions and write down the answers.   Use this is an outline to start creating content from.  When you’re creating this content be sure to think about relevant keywords.   You want to build out your real estate investor website with keyword rich content.   Be careful not to over use any keywords or keyword phrases…this is called stuffing and the search engines will penalize you if you repeat the keyword to many times.

Keyword stuffing is when you use a keyword a bunch of times on the page to try and trick Google into thinking that the page is all about that specific keyword. This is not a good practice because it doesn’t have a natural feel when the visitor is reading and that is what Google is really looking for.

This is by far one of the quickest ways to get a handful of cash buyers.  It’s always a great way to research your competition.  Got to Google search and type in “we buy houses [your city]” or “sell my house fast [your city]” and see what comes up in the search.  You will see a lot results come back with folks who have websites.  These are individuals, small businesses, cash buyers and “middlemen” looking to make cash deals.   This is lowing hanging fruit and folks you can contact right away.  You can either be direct and call them or send them an email through their contact form.   Just understand that some of these people are legit, but some aren’t; it’s really up to you to vet them and see if they are the real deal.

Look I get it!  I’ve been there….

I’ve been in the real estate business for over 15 years, having made this leap shortly before my daughter was born.  At the time I held a demanding position in the restaurant business, and I realized that position would significantly limit the time I would be able to spend with her.  I knew I had to choose a different path.  A path that didn’t require late nights and working every weekend.  That’s when a friend of mine talked me into getting my real estate license.

I was always interested in real estate.  I dreamed about where the business would take me and I was excited about the prospect of investing and flipping houses for profit.  But I had never felt the time was right to take the plunge until that moment.  I leapt right into the real estate world, anxious to realize my dreams. However, as those of you who have also taken the plunge know, it is not as simple as it can seem.

Flipping Houses For Fast ProfitsOnce you go through the process of getting your real estate license you soon realize that the moment you hang your hat with a brokerage it becomes all about the “retail” business.  Brokers and agents all pushing you and training you on how to list houses and drive buyers around, etc.  Don’t get me wrong…I had great success as a Realtor.  I did over 50 short sales, was an REO broker for a couple years and worked with a ton of clients but I never felt satisfied.

Over that time period I began researching how to get started in real estate investing.  I found some great info online about flipping houses and doing rehabs.  One of the things I stumbled across was a real estate investor lead generation system.  I immediately signed up for my exclusive territory figuring it would be the answer to all my prayers.  Haha, boy was I wrong.

I tried to learn all I could about how I could do my first real estate deal.  I was very optimistic at first but then the frustration set in and the reality of actually doing that first deal seemed daunting.  I was strapped for cash and credit, I really wasn’t sure how I was going to pull it off.   The first real doubts had just settled in when I got an email that changed my life.

The email was from the owner of the real estate system I signed up for (let’s call him Mr. K)  He emailed me and my partner at the time thanking us for being a customer.  I was surprised and impressed by the personal touch and follow up.  Mr. K noticed that on our sign up form we mentioned that we were Keller Williams agents.  That piqued his interest because he was currently working on expanding his customer base not only to other investors but to agents too. And since Keller Williams is a very investor friendly brokerage it seemed like a great place for him to start.  I completely agreed and saw an opportunity, an opportunity to surround myself with someone who could be my mentor.  A little advice, always remember that the fastest way to success is modeling successful people!   That was 8 years ago and since then Mr. K has been instrumental in my success…not only as a coach and mentor but also as a good friend.

It was about 7 years ago that Mr. K came to New York to speak at my local real estate investor association….I’ll never forget it because it was a turning point in my business.  We were sitting in the lounge of the Hotel killing some time before Mr. K was going to speak to the Real Estate Investor Association.  I was explaining to him the challenges and frustrations I was having with doing my first real estate wholesale deal. That’s when he interrupted me and said….

“You know what your problem is?”  I was really taken back by such a direction question and replied with a chuckle… 

“No…No I don’t”

Mr. K immediately replied with…

“Your problem is that you THINK like a Realtor.”

What he was trying to tell me was that I was so wrapped up in being a real estate agent that it was holding me back from becoming an investor.  I was thinking like a Realtor, not an investor.  I had blinders on and was missing the bigger picture, the bigger opportunity.  I had to change my thinking.  I had to start thinking like an entrepreneur, like an investor.

The truth is that most of society goes through life very much the same…regardless of their job or career path.  We live in a society that encourages you to work to live, instead of living to work.  A society that teaches us to get a “secure” job an540_293_resize_20121001_b4d3eb83efcc17e6827ea522e4c33594_jpg-1d to work hard – on someone else’s schedule, to make someone else successful, until you can finally retire someday and enjoy life.

That may work for some people but it doesn’t work for me and it doesn’t have to work for you either.  I didn’t want to follow the status quo.  I wanted more than that and I quickly realized that if things were going to change I had to to change, too.

Many marketers online will rely on spamming to build there business. That won’t work. You can look anywhere and find that you will need to learn how to do seo in order to generate organic traffic to your sites. Unless you do a paid marketing strategy. The main difference between paid marketing and organic is that organic is free traffic and it’s more of a long term strategy. Paid traffic is quick hit and only lasts as long as you keep paying for the traffic to go to your website.

If you learn how to do real estate seo you can generate residual organic traffic to your real estate website and get paid months and years on something you did today.

I learned how to do SEO back in 2010. I had no idea really what I was doing. It just kind of happened by accident. I was making videos and articles and all of a sudden I was getting tons of traffic and leads and making sales.  I really had no idea what was happening…LOL.  I dug in and started to really study the process and discovered there are a few very simple steps involved.

What I will do is break down the 3 SIMPLE steps to properly learn how to do real estate investor SEO.

1. Keyword Research

This is ABSOLUTELY necessary in learning how to do real estate investor SEO.  Keyword research tells you how much traffic a particular keyword gets each and every month. You can go to Google’s free keyword research tool and use that. You want search for a keyword that has plenty of traffic as well as a low to medium competition level. Obviously you can still rank for higher competition levels but lets focus on ranking on the 1st page of google FAST! The tool I recommend is SEMRush.

2. Optimizing your Content

I highly recommend using Yoast.  Yoast is an seo plugin that you can use and it will tell you if your content is structured properly.  This will help you get the proper keyword density as well as tags and everything else. You will use this plugin with your word press blog or real estate website. If you don’t have a word press blog or real estate website then I highly recommend getting one that is self hosted or just use a turnkey system like oncarrot for your real estate website.

3. Backlinking To Your Content

This is by far the most efficient way to drive traffic to your site and get ranked organically in the search engines. You can create backlinks through sites such as ping.fm , other ping sites and more.   Social bookmarking is huge right now for search engine optimization, you can have that done on fiverr.com.  Article marketing and press releases are still one of the best ways to get backlinks to your site. I also use and also recommend The Hoth for this!

4. Repeat I know I only said 3 steps but the fourth step is to just do steps 1-3 all over again with a different keyword. As you continue to do this you will get better. As you get better you will make more money while driving more traffic to your sites.
