Flipping houses is a big decision, a business decision, and it should be taken seriously. 

Are you in a financially secure spot in your life that you could even take on a project as big as buying, renovating, and flipping a house? 

Are you ready to take on the risk? You need a decent amount of money stashed in order to guy the house in the first place, and renovations certainly aren’t cheap. 

If you plan to take on a loan, are you OK with that risk? If you can’t sell the house as fast as you expected, are you able to support that loan after the expense of the renovation is all said and done?

And don’t get too excited about a house you just love. This is a big decision and should be done sensibly.

And try to buy on a nice and quiet street. A home on a busy street that’s loud and possibly dangerous to children and pets might lead to lower offers than you expected or no offer at all!

Don’t worry about curb appeal, yet.

Don’t be deterred by certain houses because they look ugly.

No curb appeal can be perfect for you. A little paint, some simple landscaping, maybe a new door could be easy ways to up the ticket price of your home.

A wholesaler puts a property under contract and appoints or resells the property to a cash buyer or even perhaps an end user for a fee. The investor or retail buyer is simply buying the opportunity to purchase the property at the price secured by the wholesaler, they are taking advantage of an opportunity. This makes for quick closings and fast cash. It also allows you to control real estate without having to own real estate. Real Estate Wholesaling can be very powerful and very profitable.

A real estate wholesaler really does live off of the idea that price defeats all objections. If you can sell a home for a low enough price…well then it doesn’t matter what’s wrong with it, somebody will buy it. A wholesaler focuses on 2 priorities: finding deals and their network of investors to sell those deals to. An investor becomes a very well paid middleman that other investors love. The key to real estate investing is leads and relationships, if you can grow and strength this part of your business you deal volume will explode.

Have you ever been interested in real estate investing, wanted to flip houses, and/or wholesale houses? Are you currently a real estate investor or wholesaler who is struggling to close deals?

Look I get it!  I’ve been there….

I’ve been in the real estate business for over 15 years, having made this leap shortly before my daughter was born.  At the time I held a demanding position in the restaurant business, and I realized that position would significantly limit the time I would be able to spend with her.  I knew I had to choose a different path.  A path that didn’t require late nights and working every weekend.  That’s when a friend of mine talked me into getting my real estate license.

I was always interested in real estate.  I dreamed about where the business would take me and I was excited about the prospect of investing and flipping houses for profit.  But I had never felt the time was right to take the plunge until that moment.  I leapt right into the real estate world, anxious to realize my dreams. However, as those of you who have also taken the plunge know, it is not as simple as it can seem.

Flipping Houses For Fast ProfitsOnce you go through the process of getting your real estate license you soon realize that the moment you hang your hat with a brokerage it becomes all about the “retail” business.  Brokers and agents all pushing you and training you on how to list houses and drive buyers around, etc.  Don’t get me wrong…I had great success as a Realtor.  I did over 50 short sales, was an REO broker for a couple years and worked with a ton of clients but I never felt satisfied.

Over that time period I began researching how to get started in real estate investing.  I found some great info online about flipping houses and doing rehabs.  One of the things I stumbled across was a real estate investor lead generation system.  I immediately signed up for my exclusive territory figuring it would be the answer to all my prayers.  Haha, boy was I wrong.

I tried to learn all I could about how I could do my first real estate deal.  I was very optimistic at first but then the frustration set in and the reality of actually doing that first deal seemed daunting.  I was strapped for cash and credit, I really wasn’t sure how I was going to pull it off.   The first real doubts had just settled in when I got an email that changed my life.

The email was from the owner of the real estate system I signed up for (let’s call him Mr. K)  He emailed me and my partner at the time thanking us for being a customer.  I was surprised and impressed by the personal touch and follow up.  Mr. K noticed that on our sign up form we mentioned that we were Keller Williams agents.  That piqued his interest because he was currently working on expanding his customer base not only to other investors but to agents too. And since Keller Williams is a very investor friendly brokerage it seemed like a great place for him to start.  I completely agreed and saw an opportunity, an opportunity to surround myself with someone who could be my mentor.  A little advice, always remember that the fastest way to success is modeling successful people!   That was 8 years ago and since then Mr. K has been instrumental in my success…not only as a coach and mentor but also as a good friend.

It was about 7 years ago that Mr. K came to New York to speak at my local real estate investor association….I’ll never forget it because it was a turning point in my business.  We were sitting in the lounge of the Hotel killing some time before Mr. K was going to speak to the Real Estate Investor Association.  I was explaining to him the challenges and frustrations I was having with doing my first real estate wholesale deal. That’s when he interrupted me and said….

“You know what your problem is?”  I was really taken back by such a direction question and replied with a chuckle… 

“No…No I don’t”

Mr. K immediately replied with…

“Your problem is that you THINK like a Realtor.”

What he was trying to tell me was that I was so wrapped up in being a real estate agent that it was holding me back from becoming an investor.  I was thinking like a Realtor, not an investor.  I had blinders on and was missing the bigger picture, the bigger opportunity.  I had to change my thinking.  I had to start thinking like an entrepreneur, like an investor.

The truth is that most of society goes through life very much the same…regardless of their job or career path.  We live in a society that encourages you to work to live, instead of living to work.  A society that teaches us to get a “secure” job an540_293_resize_20121001_b4d3eb83efcc17e6827ea522e4c33594_jpg-1d to work hard – on someone else’s schedule, to make someone else successful, until you can finally retire someday and enjoy life.

That may work for some people but it doesn’t work for me and it doesn’t have to work for you either.  I didn’t want to follow the status quo.  I wanted more than that and I quickly realized that if things were going to change I had to to change, too.

If you are reading this, it’s reasonably safe to assume you’re one of the “weird” ones too.  Do you wake up every day wishing that there was something else or waking up unsatisfied because you want to be doing something else?

Outbound marketing historically has been the foundational marketing modality for real estate estate agents and especially investors.  This is predominately through direct mail.  Inbound Marketing is a process by which your are attracting prospects, customers or clients to you…

…rather than outbound marketing which often requires higher expenses, you know, paying for mailings and postcards and things like that, and often lower conversion numbers while again increasing costs!

3 Key Phases to attract motivated seller leads and traffic to your real estate investor website

The front end of the inbound marketing methodology I use to generate massive amounts of online real estate estate leads and one that I’ve perfected all starts with…

The “Plant” phase.  

You need to attract visitors and, of course, traffic to your website, but how do you do that? It all begins with having a website with the right SEO, Search Engine Optimization, that can help your optimize your webpages by taking you by the hand and showing you exactly what you need to change or add to your website to give the better chance of ranking your site well in search engines like Google, Yahoo, and Bing.   You’re probably saying “WOW Dave”  that is a mouth full.  It is a mouth full but it can be very simple once you understand a few your audience and what they are actually searching for online.   The system I use for this “Plant” phase does all this for you.  It was built with SEO in mind from the ground up, and it helps you deliver exactly what Google is looking for when it decides what ranks where in the search rankings.

Next comes the “Nurture” phase.

This is the inbound marketing strategy for real estate investors is what I call the “Nurture” phase.  So you’ve attracted the traffic to your real estate investor website by using our search Engine optimization strategies, training, other sources of leads like direct mail, craigslist, etc….now what?   Well now it’s time to really build that relationship with your prospect and bring them aboard as a customer. It could be a cash buyer.  It could be a motivated seller looking to sell their house, but it could be a private lender or heck a rent to own tenant it really doesn’t matter as long as you you have a system that can help you convert and nourish your leads.   Having a lead capture or squeeze page system built into your website and blog is essential.    Here is a screenshot how my real estate investor website is set up.   See how I have call to action and and lead capture form front and center?  This is the first thing my prospect sees when they visit my website and this is EXACTLY the you should have it setup on your real estate investor website too!

The system I use to have my websites on can help you quickly build real estate investor squeeze pages just like this on the fly, or you can use the pre-made ones that are already created for you that have been proven and tested.

Once a cash buyer or motivated seller or private lender or tenant opts in to one of those lead pages, it’s time to build a relationship with them and help them become evangelists for your company.   The key thing you need in order for that to happen is a flexible social media integration that lets your website visitors share your site with their friends or sphere.  Social media is a huge part of getting found on the search engines so you need to have social buttons and share links on your website.  Google and the other search engines put a lot of weight in this and based on their algorithms it can play a very important roll in getting found and generating leads online.

So what should you do and what should happen after a lead submits their information?

You must have some sort of email auto responder that goes out to opt ins immediately after they opt in. Why?  Because it starts the conversation, it gets them to raise their hand.  Last, if you really want to take it to the next level with this “Nurture” phase, plug in an email auto responder sequence.  You can set up a sequence by using a email marketing service like MailChimp, iContact, AWeber, Constant Contact, Infusionsoft, ZOHO, Get Response,  and a whole host of others.

Next comes the “Grow and Harvest” phase.

Bandit signs are those small signs you see while driving, they are usually seen on telephone poles and at major intersections. Bandit signs have been predominately used by real estate investing companies and they are very similar to those used by Realtors when advertising homes for sale. These bandit signs are very affordable, they come in various sizes and they are a great way to attract both buyer and sellers for your real estate flipping business.

How to use Bandit Signs for real estate investing

If you are a real estate investor then you should definitely have bandit signs on every property you have. You should also be putting bandit signs around town and near the busiest traffic and high visibility areas. When you’re putting out these signs be sure to avoid the “sign police”, these are the folks that work for your local Town and enforce local codes. Putting your signs up high or putting them out strictly on the weekends is a great way to avoid any problems with the “sign police” Its all a great way to avoid having a lot of them taken.

You want to make sure that they will have enough time to get your contact information. Make sure your message is large and keep it only to a few lines. Even if you phone doesn’t ring, and if they ever need your services they will be more likely to look you up if they do. Besides, whenever you work with someone who has seen one of your signs you will have an immediate psychological advantage over your competition. Flipping houses and wholesaling properties is a terrific strategy and a great way to get started in real estate investing.

Although a lot of investors are talking about investing for buy and holds in today’s real estate marketing flipping houses is still a terrific method of gaining wealth with real estate. There indeed may come a time in your life or business when you’ll want to hang onto a piece of property, although you’ll only be interested in keeping certain types of property. If you’re just starting out, flipping a house may be an ideal way to get started.

Basically, there are three ways that you can get started flipping houses, although each one has it’s own terms, motivation, and type of property.

The first method is known as retailing. What this means, is that you buy a house in bad shape, do the repairs to fix it up, then turn around and sell it. There are a variety of houses in need of repairs out there, and several ways that you can quickly flip a house to net profit. All you need to know are the techniques that will get you the most money in the least amount of time.

The second way you can start flipping houses is through wholesaling.
